  • 5. How does billing work? Monthly invoicing with clear records beats cash-in-the-mailbox for everyone. If invoicing sounds improvised, service usually is too.
  • 6. Can they handle the whole property? Mowing-only is fine until you need aeration, cleanups, mulch or sod and end up managing three different providers.

Red flags worth taking seriously
